Since August 1st 2007, homes with four or more bedrooms have required a Home Information Pack (HIP) to go on the market. From 10th September homes with three or more bedrooms will also need a HIP.
To order your Home Information Pack, call the HIPs orderline on 01228 552243, email hips@burnetts.co.uk or complete the online form. A faxback HIPs order form is available here.
Ordering your HIPHIPs can be ordered by email, phone, fax, or online. All we will need from you is the seller’s name, address, telephone number and their preferred time to be called. Additional details will be gathered when we contact the seller on receiving your instruction. It would be helpful if you could give the this HIPs checklist to your clients before we call so they have an idea of what information is needed. The Burnetts’ HIP will include: Index, Energy Performance Certificate, local search, drainage search, title details, sale statement and, where applicable, leasehold documents.
Payment
Payment arrangements will be made direct with your client who will have the option to pay on order or to defer payment until completion or pay in four monthly instalments starting six months after the order (whichever is earlier). Clients opting for a deferred payment arrangement will incur an additional charge of £40.
| Conveyancing Client | Non Client | HIP | 363 | 363 | Arrangement fee | Nil | 40 | Total inc VAT | 363 | 403 |
Sellers who commit to our conveyancing service will benefit from a discount. There will be a small additional fee of £20 for leasehold properties.
Timescales & delivery We expect to be able to produce the documents you need to start marketing within 14 days of ordering. At that time, we shall either produce the HIP or evidence that the HIP has been ordered. Your HIP will be delivered by email.
HIPs will fundamentally change the conveyancing process and professionals like estate agents, surveyors and building societies will be at the forefront of that change, acting as the interface between clients and the many HIPs providers including solicitors.
Although we have concerns about the usefulness of the HIP and its value to a buyer, the conveyancing team at Burnetts Solicitors is well prepared for their introduction. To us, the HIP will be a part of the conveyancing process and the provision of HIPs will be a necessary part of our service. Our legal expertise is an essential foundation for HIPs provision especially in cases of leasehold properties like flats or unregistered land of which there is still a great deal in Cumbria.
Burnetts’ HIPs solution provides reliable and consistent support so you can get on with your job of selling homes. Our HIPs will be:
•Accessible & accountable• •Flexible & timely •Convenient to order & cost-effective Underpinned by experienced legal specialists
