Our Commercial Property team has seen a record start to the year, with new instructions up by 10% and turnover up by 16% when compared to 2020, which in itself, was a record year.
In the first quarter of 2021 alone, the team has helped manage the leasehold acquisition of three listed buildings in London for the provision of education services, completed the sale of a multi-let property adjoining the Carlisle Citadel (forming a key part of Carlisle City Council’s Citadel Borderlands Inclusive Growth Deal which should benefit the City and create millions of pounds worth of inward investment) and secured multiple residential sites for a number of regional developers throughout Cumbria.
The team also looks after clients with considerable property portfolios, both investors and several significant property occupiers across the retail, education and leisure sectors and these too have been extremely active in the first quarter of the year across all types of transactions, from purchases, sales and refinancing, to lettings and pre-let agreements.
Our Commercial Property team is jointly headed up by Helen Hayward and Robbie Mather. Robbie said: “There has been a huge amount of activity within the commercial property sectors, particularly in the residential development and industrial markets, with a sizeable volume of transactions completed and many more deals agreed to complete during 2021. It is also pleasing to see that there is activity returning to the leisure and tourism and retail markets.”
Helen said: “Clients took stock in 2020 to evaluate their strategic aims and on the back of this many have built up cash reserves and are now investing and being reactive to the market conditions, seeking to grow on the back of cheaper property prices in some locations. There is still huge appetite for investors who are looking to pick up property, which in turn is reducing the usual transaction times and we are happily keeping pace with that.”
