Sale and Purchase of Agricultural Land and Farms
Once instructions are received on a sale or purchase it is speed and clear communication that are imperative to the transaction reaching a successful conclusion.
On a sale, once we receive the Heads of Terms notice from the land agent confirming the agreed terms, we get the documents out swiftly, normally within 24 hours.
This enables the deal to get started and means that the other side can submit their searches and commence working on their client's purchase.
Without this speed of action, the whole sale process is delayed unnecessarily from the outset and this can agitate a purchaser who is keen to proceed with their acquisition.
With a property purchase, it is absolutely key that problematic issues are identified and communicated to a client as early as possible during the transaction process.
In addition, rather than simply reporting these issues or batting these back to the seller’s solicitor, we aim to suggest solutions to resolve these points so as to ensure the transaction is kept on track. It is also important that the same approach is adopted when reporting to a bank/lender prior to completion of a purchase.
On both sales and purchases, we embrace a collaborative approach when dealing with legal representatives acting for the other party. Rather than trying to score points during correspondence, we aim to smooth the process maintaining a professional dialogue, finding solutions rather than simply identifying problems.
Communication with clients throughout transactions is something we pride ourselves on. Clients should never have to ring us for an update.
