Assured Shorthold Tenant Evicton Scheme Prices
Please find below details of our fixed fee charges relate to obtaining Possession of a property in England and Wales let under an assured shorthold tenancy where the tenancy is compliant with all current regulations.
Section 21
Section 21 Notices
We will take your instructions and check your tenancy agreement and compliance with the current regulations. We will then prepare the case against the tenant and serve the appropriate notice(s). All notices are served by first class post. Personal service, while not required, can be arranged at an extra charge.
- Section 21 Notice: £150 plus VAT
Possible additional charges at this stage.
Following receipt of your tenancy agreement, documentation and initial information, we will ensure the regulations have been complied with and will action service on the tenant of any omitted information/documentation such as the EPC/How to Rent Guide. This work will be charged in addition to the fixed fee on a time spent basis at the hourly rate of £165 per hour with any necessary supervision from a Senior Associate in the team at £250 per hour. We would not expect this to take any longer than one hour in most cases.
Should a response be received from the tenant or their representative to the Section 21 Notice we will provide advice and correspond with them on your behalf. This work will be charged in addition to the fixed fee on a time spent basis at the hourly rate of £165 per hour with any necessary supervision from a Senior Associate in the team at £250 per hour.
Section 21 Possession Proceedings in the County Court under the Accelerated Possession Procedure
We will draft and issue County Court proceedings and request the Possession Order when available and provide advice on the next steps following the Possession Order being obtained.
- Our fees: £575 plus VAT
- Court Fee: £355
Possible further charges following Possession Proceedings being issued in Court
Should a response be received from the tenant or their representative to the court proceedings we will provide advice to you and, if required, correspond with them on your behalf. This work will be charged in addition to the fixed fee on a time spent basis at the hourly rate of £165 per hour with any necessary supervision from a Senior Associate in the team at £250 per hour.
In the event that a defence is received, we will provide an estimate of our costs to progress the matter through the Court along with appropriate advice.
Warrant of Eviction
- Our fees: £150 plus VAT
- Court Fee: £130
We will then complete necessary paperwork and apply to the court for a Warrant of Possession to allow the bailiff to evict the tenants from the property. We will also provide advice in relation to the eviction day and what you are required to arrange.
Section 8
Section 8 Notices
We will take your instructions and check your tenancy agreement and compliance with the current regulations. We will then prepare the case against the tenant and serve the appropriate notice(s). All notices are served by first class post. Personal service, while not required, can be arranged at an extra charge.
- Section 8 Notice (Rent arrears only): £150 plus VAT
- Section 8 (rent arrears) and a Section 21 Notice sent together: £180 plus VAT
- Section 8 (non-rent arrears cases): hourly rate will apply, please ask us for a quote

Section 8 Possession Proceedings in the County Court
Section 8
We will draft and issue County Court proceedings and attend, or arrange for an Agent to attend, one court hearing. It is unusual for there to be more than one court hearing. Any addition court hearings will be charged at an additional cost on an hourly rate basis.
Rent Arrears only cases
- Our fees: £575 plus VAT
- Our fees for one attendance at Court Hearing: £200 plus VAT
- Court Fee: £355
Non-Rent Arrears cases
- Our fees: hourly rate will apply, please ask us for a quote
- Court Fee: £355

Additional Costs
The above fixed fee prices include initial advice and advice on each step as the matter progresses. We reserve the right if advice is required for a matter not disclosed at the outset of the case or if repeated requests for advice are received throughout, to charge additional fees over and above the fixed fees on a time spent basis at the hourly rate of £165 to £250 per hour plus VAT. We will however provide sufficient advice to enable you to fully understand each step and provide instructions as to how to proceed throughout the case.
