How can I speed up my conveyancing transaction?
We all know that purchasing or selling a property can be a frustratingly slow process. One of the most frequently asked questions put to our Residential Conveyancing team is how to speed up the process. Here are their quick top tips on how to help things along…
When buying…
- Instruct your surveyor as soon as possible to avoid delays and to find out if there are any property issues from the outset.
- When you receive your Client Care Pack from your solicitor, complete your forms in full and return them to your solicitor as soon as possible.
- Transfer your payment for search fees to your solicitor quickly so that your solicitor can get these underway. Searches can take weeks, so being able to submit these quickly avoids delays.
- When returning your initial forms to your solicitor, make sure you include all required ID documentation together with all evidence of funds. For example, provide bank statements, details of where any monetary gifts are coming from, or provide evidence of any previous property sales. To comply with Money Laundering Regulations, we need to know where all your funding is coming from and we need evidence for our file.
When selling…
- Make sure you have an up-to-date Energy Performance Certificate. If you are selling through an agent, they can help to arrange this for you.
- When you receive your initial Client Care Pack from your solicitor, complete all forms including the Property Information Form and Fittings and Contents Form in full, without leaving any blanks.
- Provide up to date ID documentation to your solicitor as soon as possible and if you have changed your name since you purchased the property, due to a marriage for example, provide them with evidence of your change of name.
- If you have had works carried out to the property, for example a boiler installed, electrical works or an extension or attic conversion, hand in all documentation and certificates to your solicitor and this will help to avoid enquiries being raised by your buyer’s solicitor.
