Phase one of The Renters Rights Act 2025 is now in force

Phase one of The Renters Rights Act 2025 came into force on 1 May 2026 with the vast majority of new tenancies and existing tenancies in the Private Rented Sector becoming Assured Periodic Tenancies.

In addition, tenants may no longer be given a ‘no fault’ S21 eviction notice and landlords will require a legal reason to evict their tenant.

On or before 31 May 2026, landlords should ensure that where there is an existing written tenancy agreement in place that they provide tenants with a copy of the government information sheet (The Renters Rights Act Information Sheet 2026), or where a landlord has agreed an existing tenancy verbally they will need to provide a written summary of the main terms of the agreement.

S21 Notice or S8 Notice already served – What can a Landlord do now? How can we help?

A tenancy remains an assured shorthold tenancy where before 1 May 2026 the landlord served a valid S21 Notice or S8 Notice seeking possession. Landlords must issue court proceedings by 31 July 2026.
